Banco Sabadell has closed the sale, once the relevant authorizations have been obtained, of Solvia and several real estate assets to funds controlled by Oaktree for a total amount of 882 million euros, as reported to the Spanish Securities and Exchange Commission (CNMV).
The closing of the transaction has generated a capital gain of 8 million euros after taxes and the reinforcement of 5 basis points in the Common Equity Tier 1 (CET1) fully-loaded ratio for the entity. Banco Sabadell specifies in the note that “including the previous transactions on the perimeter initially set, the operation has generated a total capital gain of 21 million euros after tax and 7 basis points in CET1 fully-loaded”.

Banco Sabadell continues to reduce its exposure to bricks and mortar. The entity chaired by Josep Oliu has ratified the agreement with the management company Oaktree to sell its developer SDIN and several plots of land, an operation known since the end of June.
Specifically, Sabadell has sold 100% of the share capital of the developer Solvia Desarrollos Inmobiliarios (SDIN) and a set of real estate assets, mainly land for urban development, to an entity controlled by the U.S. firm Oaktree Capital Management.
This is another step by the financial institution to disengage itself from the brick business. Sabadell completed in April the sale of its other leg, its real estate servicer Solvia, to the Swedish group Intrum, after announcing it in December. A transaction for which it pocketed 240 million.
In addition, the Deposit Guarantee Fund (FGD) authorized a few weeks ago the sale of a portfolio of 2,400 million of failed loans of developers and SMEs, with real estate collateral to Deutsche Bank. The bank’s aim with this new operation was to achieve a white smoke just before Monday, July 1, in order to take advantage of its positive effects in the first half of the year accounts, which it will present at the end of next month.
