The typology of the homes corresponds to single-family residential dwellings, a new housing model based on energy efficiency and state-of-the-art technology. The area not occupied by the building is destined for parking, pedestrian and landscaped open spaces and sports facilities or children’s playgrounds.
Practically all of the Nuevo Tres Cantos sector was developed by FCC Construcción. This is one of the largest urban developments currently being carried out in the Community of Madrid, in which some 25,000 people will live when it is completed.

The FCC Group, through FCC Construcción and FCC Real Estate, is developing and building a total of 171 residential homes in the urban development to the north of the city of Madrid, called Nuevo Tres Cantos.
Work has recently begun on the construction of 85 new homes. The plot on which the homes will be located has an area of 5,421 square meters. They are characterized for being an open block of seven floors and attic, together with two floors below ground level destined to 132 parking spaces and storage rooms.
Also noteworthy is the recent award by FCC Industrial for the construction of a new development of 36 semi-detached single-family homes, developed by FCC Real Estate with the commercialization of Realia in the same urban sector. FCC Industrial is currently progressing in the construction of 33 single-family homes located in the same area of the municipality.
The homes consist of first floor, second floor and attic, with parking spaces. Inside, the spaciousness and optimal distribution of the rooms are outstanding, with maximum use of the attic floor, as it has a flat roof. The common areas have green areas and a swimming pool that invite you to enjoy the outdoors.

Este proyecto contempla todas las obras necesarias para dotar de los servicios urbanos a las distintas zonas y usos contemplados en el Plan Parcial del Sector «Nuevo Tres Cantos», que es el documento de planeamiento base para la redacción de este proyecto.
Se divide en nueve proyectos específicos: Nivelación, pavimentación, saneamiento, red de distribución de agua, red de distribución de electricidad, red de distribución de gas, canalización de la red de comunicaciones, alumbrado público, alta y desvíos del canal del Atazar, junto con parques y jardines.
Con 6.900 viviendas, la urbanización de Tres Cantos tiene una superficie total de 329 hectáreas, de las cuales 100 hectáreas están reservadas para uso residencial, 39 hectáreas para actividades productivas, industria y uso terciario, 6 hectáreas para servicios y actividades comerciales, 60 hectáreas para equipamientos y servicios y 43 hectáreas para zonas verdes.
La construcción también incluye otras operaciones, como la ampliación de la M-607 a tres carriles por sentido, la ampliación de la subestación eléctrica, tres estructuras para el cruce de la línea de tren de alta velocidad, la ampliación de la depuradora de aguas residuales del municipio y la instalación de un sistema de recogida de residuos con contenedores subterráneos.

Once the General Plan was approved, two things happened. The first: the then mayoress, María de la Poza of the local TCU party, dismissed five councilors of the PP with whom she governed in coalition. It was just before the 2003 elections, which resulted in a new government between the two parties led by De la Poza. The second: that a few months later, the City Council called a tender to award the urbanization of the new Tres Cantos to a private company. This is where the condemned FCC comes into play.
«I was councilman of urban planning until 2003,» explains Juan Andrés Díaz Guerra, today spokesman for Ciudadanos. «We approved the general plan and the next day the mayoress dismissed us. We formed a new party, APTC, and it was a time when we denounced the irregularities that had occurred. We believed that the municipal housing company would handle the process, but they awarded everything to FCC».
FCC had reached an agreement with CRAP 3, which in turn had made arrangements with the owners of the original land. The Catalan construction company held 51% of the plan’s land, an essential condition for bidding. «This makes it impossible for other offers to be presented,» explained Abencys. In other words: without CRAP’s work, FCC would not have won the tender. The City Council was looking for a company to manage, develop and operate the new neighborhood: the company would provide the streets, streetlights and so on, and in exchange it would get the land on which to build.
